The new flood insurance rules and regs may threaten real estate values along any shoreline

MI has the advantage of having no place further than 85 miles away from one of the Great Lakes. The water is out of the rivers and into the lakes before it has a chance to back up and flood the riverbanks. I have lived in Bay City my entire life, or at least kept close tabs on it for obvious reasons. I have never heard of the Saginaw River flooding the town. The rivers are short and dump into the lakes relatively quickly.
