I was surprised that their marketing includes an internet presence in multiple Asian languages that is targeted to offshore buyers. Foreign buyers in this area are common. The local market is a seller's market. The first week and especially the first weekend is critical. The realtor is committed to doing an open house with extended hours the first weekend. Many offers are not contingent on appraisals. So there won't be any surprises, inspections are being scheduled for next week. Buyers may request to do their own inspections, but that does make for a less attractive offer. Three houses in my area have come on the market in the last month. They are all pending, and the two comparable homes are expected to close this month. We need their completed sales for comps. It is not going to be a question of if it sells within the first two weeks, but making certain that the marketing is appropriate to make the best of the first and probably only week on the market. The other issue is the ability of the realtor to determine if an offer is closable.
