My two cents:

No such thing as cheap and easy flower boxes, at least when I get involved. Go to Handy Home Square Depot Base Club One and get some color spots in terracotta bowls and call it good.

Yes, paint everything white. "Sickly Yellow" doesn't sound appealing.

Since time & effort is an issue, I lean toward leaving the existing carpet and vinyl and giving an allowance for medium grade carpet & vinyl. For the dog spot, Cut a nice clean hole and leave it. This also has the advantage of wait & see what the market wants...if it doesn't sell, then go in and replace it all.

What am I looking at in the houses we're visiting?

I hate cleaning, so I shouldn't have to do any, besides vacuuming and wiping off counters. Sweep out cobwebs & nooks & crannies inside & out. No gunk.

Finished seams where the walls meet floor and ceiling. All switches and outlets operable, with no broken pieces.
Fix anything that needs to be fixed. That's why we're looking at new homes, rather than buying another used home. That way we can focus on making it the way we want it, not having to do so many repairs.
