Unless you have done this before, I would stay clear. All kinds of things could go wrong such as the people defaulting on the mortgage. What about inflation? You are tying yourself into a fixed rate for many years. What don't you take the cash, invest it and use that to help fund your living expenses? You could then let your tax sheltered porfolio grow.
