WEBstudent . I am wondering what I should look out for when purchasing a condo?

In my opinion, you should consider real estate - assuming you are going to live there - in this order.

Single family dwelling

Learn the differences.

Next comes location.

If you determine you still want a TH or Condo make sure that all codes are followed. Hire your own inspector/appraiser. Make sure there are adequate firewalls in place.

If it is a unit already on the market, check out the neighbors, both during the day and at night. Are they friendly? Is some fool playing "Acid Rock" at full blast from the time he/she comes home from work till midnight? Are the grounds and other common areas clean?
Are the mailboxes damaged?

Check the Deeds / Association Rules and Regulations as to your rights versus the rights of other association members as to:
Renting units
Just what is and is not covered by your monthly/annual dues
How many parking spaces are you allowed
Is it in a flood plain?

There are a host of questions you would want answers to BEFORE you move in - not after!
