Well, there's running and clumping bamboo. The latter is no problem. I also wouldn't buy a house with the former.

How easy is it to tell the difference between the two? Once you buy a place you are stuck with the problems you bought with it. I can envision someone declaring the bamboo clumping, walking away with their fee, and being wrong. Meanwhile you've signed a piece of paper removing future liability from them

arguably more conservative about buying problems unless properly compensated for doing so
