When I bought my home, I had the sellers include a 1-year home warranty as part of the package. I did not renew it after that. In my case, I can afford to have a major appliance fail, etc, and be able to handle it out of my emergency fund. Anything larger than that would probably be covered by my home owner's insurance. So, it depends on your situation. Given what you said about replacing appliances and redoing the kitchen, etc, I would think that you might be a candidate for not getting the warranty. You just need to sit down and do the math.
