While I suppose our certification could say otherwise, I'm pretty surprised that our house isn't presently in a flood zone. Oshkosh only has one side of the city on a large lake and river running through the middle. Plus, there's a creek one block from our house. The town is also flat as a pancake.

W-B is a valley with the Susquahanna River basically running through the middle. (Of the valley, not WB. WB is on one side.) *Everything* is uphill from here.

I have only lived here 3 years, and I have never met a bunch of more flood-concerned people. Even Jeff and he was born the year after "The Flood". The river is high right now, but nowhere near flooding potential. But every spring people say the weather is giving us prime flooding conditions... The thing is, there were a lot of other factors to The Flood of 72. (I know more about this flood than I need to for sure.)

But the lender told us that even though we won't be in a flood zone, and if you saw the town you'd laugh... Market St go straight up and we live sever blocks up that street before turning. And this is like 10 miles from the river. He also told us that it was a racket... Tere's no need for the certification. Anyone with eyes could tell you we'd have to have a flood of Noah proprotions to be in any danger.

Of course this was just one more reason to not buy a house in WB. Higher taxes across the board *and* flood insurance.
