Item 1:
Look for sellers who don't listen to their agents

This implies that they selected a good agent. If you listen to a bad agent, the results are equally as bad.

Our agents complimented us on listening to them. They were also complemented that we did the disclosures. Apparently, it is unusual for homeowners to take disclosures seriously.

When we went into sign, the person at the title company commented that our agent consistently brought in higher selling price sales. I am assuming that the comment is valid. Nothing would have been said if the selling price was low.

Item 2:
Look for homes that don't show well

We close tomorrow. A similar house that came on the market a few days ahead of us hasn't sold. With very little additional cost, it could have been made to show well. The major repairs, flooring and kitchen, were done.
