2 apartment units is probably not a huge management task. Small and medium cap REITS yield more than 5% and the tax bite on the cash flow is not huge for us mere mortals.

Both can yield slow appreciation and are usually stable. Health care/long term care seems to be disfavored just now with toppy yields. I say it's a you pick'em.
