Like a mutual Fund with

a) A front-end load (4.5%)
b) a back end load (1.5%)
c) high 12b1 fees (1%)
d) low return on investment (historically around the inflation level)
e) a limited buyer's market

Other than that it is great!

Dont forget:
f) excellent protection from inflation
g) a low-risk high-leverage opportunity
h) stability

Foolish investing rule #1: Diversify. Any well diversified portfolio should include real estate as well as stocks and bonds. Even if you don't give a hoot about owning your own home.
