"Given the higher paragraph, this would support a decision to sell & move into a rental."

We have no plans to go anywhere regardless of whether the price goes up or down (excepting a job related move which isn't in the cards as of right now.) I know I was lucky to buy when I did, and certainly have benefitted from the appreciation of what "they" say its worth, but that is still no incentive for us to "trade up." Mostly because the idea of actually packing and moving is so distatseful to me and my wife, that we'd rather stay put for as long as possible. But I know we're not unique in that regard. As I have said before, at least half of the owners in our neighborhood are original, from when the development was built in 1968. I still do not envy young buyers in this market - they'll be chained to a huge mortgage forever. Saving for reitirement or their kids education is just a dream for many in that situation, I imagine.
