I have a question for the mortgage folks. On my recent refi, I of course needed an appraisal. But not really, since the house is 2 years old, and there is an active resale market of comparable homes, and LTV is extremely low.

Of course they still made me get one. Which was valuable for the nice picture but was within $5K of my estimate.

Which raises the question: are there any lenders who would not require an appraisal on a refi? Or that would only have someone drive by the house just to make sure it has not burned down?

Secondly, do the brokers pay wholesale for the appraisal?

Having to do the appraisal under my facts just seemed unnecessary to me.
