as a buyer, does anyone feel this is worth while?

If you can get the sellers to pay for it, then it may be worth it.

From my personal experience, home warranties sound better than they are. If your appliances and HVAC systems are all old, chances are that the warranty won't cover too much; certainly not replacement. And you may not have any control over who does the work, and when they show up to do it.

We had two repairs during our warranty period. One on the AC and one on the spa.

The AC guy was a nightmare. It took him 4 days to show up after we called the warranty co. It then took him over a week to tell us he coudn't find the part he needed.

Meanwhile we had the husband of a coworker (who does AC work) look at our system. He was able to tell me how to fix it.

Our air handler was about 20 years old, so the warranty would NOT cover the cost of replacing it. They would only cover repairs up to a certain dollar amount.

The spa guy did good work, and we saved money by only having to pay $50 for the repair through the warranty.

We chose not to renew the warranty when it expired.
