But the main reason I invest in RE is LEVERAGE.

Through the better part of the 90s I averaged a gross return of about 40%/YR through the leverage in my real estate.

But there is definitely a dark side. I have one major and two minor properties that have gone into the toilet. The circumstances in the minor properties are beyond my control; the major property is under my control if I can find the right formula. In the meantime, cash flow all gone.

Leverage works both ways.
