I fully admit I'm very inexperienced vis a vis stock markets...but I do have more than a few physical real estate holdings and have done pretty well with them.

While some have profited handsomely from college housing - I've only got 2 humble dwellings vis a vis college housing because with real estate - I want almost NO interaction - just passive money and in this case - sometimes there's parents, students ,etc. BUT - - it's been wildly profitable with families literally pitching ME on why they should rent my unit - not me pitching them.

Everytime there's a market selloff, be it mild or major - ACC is one of the few "stock" I own, add to, and hold. It's a decent dividend, and my theory is that colleges continue to make themselves "the only" keys to success in the eyes of many parents and kids. Furthermore, people will pay for nicer accommodations for sure. The government keeps making "student loans" available - and it's like a yearly supply of renters groomed to pay steady rents.

Anyway check out ACC, maybe the gurus here will find something wrong with it but for a decade now it's served me well.
