No, I don't live in Minnesota....

Perhaps I just choose to be "not nice" on the number, and "too nice" on the other aspects of the offer. I'm more prone to be lenient on giving the seller a day to think about the offer, no outlay for closing costs, and convenient closing time (within reason). But, accept my bottom line number and meet all the contract deadlines.

Fortunately, I don't have to squeeze every dime out of a transaction. The result of a good negotiation is having both parties think they got something out of the deal.
