The problem is I would need about $10M in assets to live on this return. I have to find returns of 3-4% plus inflation in whatever environment we're in, secular bear markets or not.

For the past 7 years I've been investing in REIT common and preferred stocks. My closed positions have returned an average weighted annual return of 9.2%.

I have no idea what the next 7 years will bring, but short of another Great Depression, I think real estate should meet my target returns.
