Hi Jan,

I am also a realtor (Florida)

First, I agree with phxbrad, it is insane for you to do this without a Realtor. It costs you nothing, and could save you a fortune. I found out the hard way before becoming a realtor when I purchased a home on my own thinking I really knew all there was to know.

We Realtors have to depend on the mortgage brokers we refer or we don't get paid, so we screen them very carefully. You should be able to rely on whomever your realtor uses.

Finally, may I say that having helped hundreds of families purchase homes, the most reliable mortgage company I've ever run across in Countrywide Mortgage. I believe you can even apply online at (hope I got that right).

To address your concern over privacy, there is very little kept secret between you and the underwriter who is going to give you enough money to purchase a home. The way to avoid all of that is to get a "Stated Income Loan". This will require a 20% downpayment, but you won't even have to provide a W2. I just took such a loan to purchase my new house.

If you are concerned over how to choose a realtor, I would be happy to provide the name and number of one in your area that has demonstrated the professionalism and expertise required to gain membership in my referral network. (Disclosure: I wold receive a percentage of their commision).

Hope that helps.

Dave T.
