Hi Marc and welcome. Congrats on the job and family 🙂 and having the commitment to resolve your issues.

Do you have an emergency fund? Between 6 months and 2 years living expenses?

What is your risk tolerance?

I, personally am risk tolerant... but I'm currently 50% cash 40% SaaS and 10% ETFs. Cause I think we gonna have opportunities soon. But that's just MY opinion.

You write that you panicked in 2009ish.
Are you less or more risk tolerant, today?
Would being fully invested cause restless sleep?

Personally, I follow the 10 or fewer positions. (Sometimes I get up to 15, but, to follow em, I have to cut back.)

What sector interests you?

You have two properties? Real estate?
There is a REITs board, it that's of interest.
