Thanks for the practical advice. I think I was trying to be too creative with the deal. I took your advice and contacted the lender. They were able to approve for the purchase price of $105k w/ no problem. This only increases my down payment for $19k to $21k. Much better than paying back $10k over 2 years.

Note to self: KISS keep it simple stupid ;-)
