I am very new to real estate (REIT?) investing. Right now I am exploring ways to diversity my portfolio, and I have REIT's are a good way to do so. So, a basic question: what does one select an REIT's? I am sure dividend rate should not be the only criterion. Is there a ranking system that lists average risk REIT's? Another question: how are these different from real-estate funds (?) as VNQ and IYR? I would appreciate any help.
