I do have a question... what is “effective age” on an appraisal?

The actual age is how old the building is. Around here many houses are well over 100 years old. The effective age refers to maintainance and improvements. Some houses have been completely renovated, plumbing and electrical modernized, new floors, roof, heat, ac, bathrooms. The effective age might then be a few years in a 100 year old shell.
