I mentioned to 1poorlady we might want to think about moving in a few years. She said "where?". Every place has its calamities (her word), and she's right. And climate change will likely affect at least some of them (maybe get more F5 tornadoes, for example?).

Moving is a big deal and I am certainly not advocating anyone should do that. Plus, I love the southwest. But...I do wonder about how habitable the southwest will be in 20-50 years. It is only the middle of June and AZ doctors are already warning about getting third degree burns from touching the road.

Phoenix will no doubt survive. Technology can provide water (for a price). But rather than the traditional southwestern emphasis on outdoor recreation and retirement golf communities I suspect Phoenix will morph into something more like Riyadh, everything indoor and air conditioned. What will become uninhabitable will be the rural areas, the small towns faced with increasingly uncertain water and power. In other words, Arizona becomes Saudi Arabia.

I guess I would be wondering whether climate change will eventually cause AZ property values to decline and when that will happen. If the megadrought continues for another decade it could be relatively soon. Or get lucky with rain and perhaps a big volcano somewhere spewing enough ash to cool the world for a few years and it may not be something to worry about for a while.
