it seems 2019 FFO could come below $1.8 even as low as $1.7

Boy was I wrong!

The company guided $1.9 FFO at mid-point. While I was focusing on all the negatives, I have not factored the interest savings... I just took a quick look at the results, I hope to catch up over the weekend, the interest savings are going to be $35M, quick calculation shows me the interest expense are going to be down from $215m to $180m, compare this with 2017 interest rate expense of $226m.

Not that anyone cares, but I sold majority of the shares I bought at $14.5 at $16.5 :(. Never taking profit felt so miserable... :)
