refinance to a 30 year loan at low interest while it lasts. I am assuming you want to keep your cash cow for a long time unless you get a great exit opportunity or are forced out due to other reasons. Keep your cash available to keep expanding.

That provision likely exists for clear abuse such as renting a $3k property for $500 and that too assuming that the market is hot. If the house is such that the rent estimate is based on sparse data and hard to get renters then a case for lower rent
