Let me see if I got this correct.........

Your mother is a real estate agent, which means she lists and sells properties for other people, correct?..... Of those properties that she sells for others, how many times has she turned down her commission because she doesn't think she deserved it? I am willing to go out on a limb here and say the answer is "0". How many times has she told prospective listing clients that they would be better off selling their property themselves? Let me guess....None? Why does she think her efforts (work) should be rewarded (commission) but someone else's should not?

Okay setting that thought aside........The property has been for sale for a couple of years. Has anything changed very recently to now make this a 'hot' property? If not what makes her/you think the next couple of years will be any different? Obviously she/you have no clue how to move commercial property. How is that going to change in the short term?

Currently how much of the sale price has she stuck in her pocket so far? Since it hasn't sold, the only answer is "0". If she lists the property and another agnent sells it for 1 million and collects a $50,000 comission, she still is able to pocket $950,000 more than what she has now.

List the property and move on.
