So MAA and PPS are trading at higher NAV premiums than AVB. So what do we do??? We need to seriously look at "swapping". Here are the options to consider.

1) Lets say MAA yield is 9%. If we can find another apartment reit yielding 8% that is trading below NAV and has potential for dividend increases then we have to swap into that.

2) If we can find another apartment REIT trading at a 9% yield like MAA but with better management or stronger financials than MAA we swap into that.

3) We might even consider swapping into an apartment reit with a 7% yield that has great management, super strong financials and great growth potential.

So what are the candidates for swapping into??
