Hi,

Is mello roos a dedectible expense along with the mortgage interest and property taxes? Also, can I take
a deduction for the closing costs?

I guess I'm not familar with "mello roos", so I can't comment. Closing costs (such as title fees, escrow fees, etc.) are not a deductible expense. You'll get your prorated taxes, interest, and possibly loan points.
