How is that possible? OP initiated the "game" when OP listed his/her house for sale. If OP didn't want to negotiate off the original asking price, it would have been easy enough to simply reject the buyer's initial offer, and sell the property for full list price, "as is", to OP's "back up" buyer.

...Was there a "back up" buyer, by the way?

know your limits and know when to walk

You can only "walk" when you have an acceptable alternative to the proposed deal. That would either be 1) another buyer with a better or at least equivalent written purchase offer; 2) a psychological willingness NOT to sell the house unless your bottom-line terms are met.

OP is b-tching and m-aning not because her buyer did anything "wrong" or even out of the ordinary, but because OP FEELS as if OP was "outnegotiated." This is probably not the case, however. This all probably boils down to resentment by OP that OP had to lower the asking price significantly. Which in turn means OP over-priced the property to begin with. BeenFooled--did you list the price as your RE agent recommended? Did your RE agent get the listing by giving you an unrealistically high indication as to the likely sale price?

BeenFooled vented about four specific issues: 1) a $16 repair credit for a minor issue which OP admitted existed, therefore, OP has nothing to complain about; 2) OP failed to provide buyers with necessary construction permits for the kitchen in a timely fashion--again, OP's fault; 3) OP apparently agreed to allow buyers to do a home inspection as a condition of the sale, yet resents buyers for doing as permitted by the contract--again, OP's fault, not the buyers; 4) OP is resentful because OP feels that contract language specifying an "as is" sale is dispositive over other contract language; prevailing law in OP's jurisdiction; oral representations made by OP/OP's agent to the buyers; the actual course of conduct between the parties of the contract negotiations. Again, OP's responsibility, not that of the buyers.

OP's real resentment undoubtedly stems from a feeling on OP's part that the house is being sold for less than OP feels it should. Bottom line, plain and simple.

OP, however, does not want to be perceived as "greedy" on this board, so instead of talking about OP's unhappiness at getting less than s/he wanted, OP brings up a number of minor side issues which are completely irrelevant to the real reason for OP's "need to vent."
