One of my original points was to bring up that this is an issue and that it seemed (I honestly don't know) like there were few provisions in the stimulus bill to help out landlords.

Another point was that this just ripples through the economy. If you protect the renters, then the landlords aren't getting income they were expecting, then they may not be able to make mortgage or other payments, then the banks aren't getting their money and so on.

I was a landlord for about 6 years for one SFH that I didn't want to sell at the bottom of the AZ market (2011) and thought I might return to it one day (and actually did) and that the price would rise significantly (it did, ~100%). I am grateful I don't have to deal with this issue.

Finally, I think I also brought this up to point out that it may trigger a decline in price of homes because when markets heat up (I'm mostly familiar with AZ and MD), that often brings in flippers and speculators. Those people tend to be highly leverage and when things go south they are desperate to sell or just let the house go into foreclosure. Not true of all of them but it is pretty common.

And if prices decline and people aren't buying homes, that is another huge sector of jobs (agents, brokers, lenders, construction, title companies, etc.) that will get destroyed.

Just a nightmare situation and of all things I've thought about, dealing with a pandemic wasn't one of them. I guess I should have watch the show on Netflix.
