Could someone please recommend some reading regarding the real estate industry? I'm particularly interested in the profitability of various segments of the industry, such as developers, builders, landlords, lenders, brokers, etc. One article I read said that builders had the highest profit, but another said that brokers had the highest profitability. I've read that the ROE for brokers is up there close to doctors and lawyers. I'm also interested in the profitability of owing various types of property, such residential, retail, office, etc., and in various locations. I think that I can get a pretty good idea of cap rates from sources such as the CBRE cap rate surveys,

and of appreciation rates in various locations from charts of Case-Shiller home price indices,

However I would be very interested in hearing the take on cap rates and appreciation rates from the experienced investors on this board. I would also be very interested in hearing your experience regarding the difficulties and uncertainties of owning, either directly or through publicly traded companies, the various types of properties, such as medial office buildings, apartment buildings, self storage facilities, etc.
