We refinanced our home in 2012 can we deduct any of the appraisal fees, credit report fees, flood certification, title services and lenders insurance, lien letters, recording fees? Are there any other fees other than the daily interest fees that can be deducted?

Other than interest to the end of the month, the only other possibility would be if the tax payment due date was close enough that real estate taxes were paid out of the closing. All of the fees and expenses are costs of getting the money, thus not deductible.

I think these issues are covered in Pub 530.

If you paid any points, those can be amortized over the life of the new loan.

Any daily interest charges should be included in the 1098s you received from the old and new lenders. Be sure not to duplicate that.

And as Phil mentioned, sometime property tax payments are made through the refi process.

All of the other fees and costs you mentioned are not deductible for a refi of your home.

Also, if your refinance was with a new mortgage company and you were amortizing any points from the old loan, any remaining unamortized points can be deducted on the return.

Thanks for all of your responses regarding taking deductions from refinancing. Too bad I can use those expenses.
