The dividend yield is now 8.7%. Mr. Market apparently expects a dividend cut which isn't likely given management just raised the dividend for the first quarter of 2019, and the payout ratio is pretty conservative.

Here is the investor slideshow presentation management showed for the NAREIT event earlier this month:

It's rather upbeat but also shows slowing growth and an incremental decline in occupancy rates.

This might be a potentially rewarding speculative "buy". Am I being too harsh to call it a "speculative buy"?
