Sorry about the typo's I have corrected some information.

First you need to determine the Flood Zone that the residence is located in. (Use the link below)
https://msc.fema.gov/portal/search

Once you have the map up and see your house from the sky arial view. This may be hard to see on the screen, may have to zoom in or out to see the base flood elevation. The base flood elevations are separated by black contour lines. base flood elevation = 8 feet here in Florida.

Base flood elevations are tied to the North American Vertical Datum of 1988 the national vertical. This is tied to the geiod of the earth which is a mean sea level.

If a base flood elevation line goes through your residence you have to use the higher (worse) value.

You mentioned 50 feet, if this the base flood elevation and your house finish floor elevation using NAVD 88 (you need a surveyor to determine this). As an example: using a base flood elevation of 35 feet NAVD 88, your house is located 15 feet below the base flood elevation. The house could be "theoretically" 15 under water during that possible flood event. Your flood insurance is going to be high because your home is so low. If the finish floor is determine to be at the base elevation or higher, no flood insurance is required.

If you are below the base flood elevation you can put smart vents in the garage that allow water to enter and leave the building and this will lower your flood insurance costs.

Did you get FEMA elevation certificate done by a licensed surveyor? let me know.
