Theory 1: sprinkler system, pretty close to busted. I took a walk around and didn't see any sprinkler heads or control panel. Also I remembered I had raked the yard of downed leaves & twigs after Irene and didnt notice anything then either.

Theory 2: boiler filler, unconfirmed, but I don't think so for two reasons. First, I've turned that valve on several times and the boiler pressure hasn't increased. It's still well within the normal range. Secondly, looking at the piping on the boiler, I already see a pipe running from above the hot water heater's (cold) input over to the boiler's return piping. I would think that would serve the purpose of filling the boiler when needed.

Does that sound reasonable? Any other thoughts? Or should I just ask the sellers?
