this is a good company, although they have never raised their dvd and probably won't until '03 (when the payout requires it). roughly 75% of NOI comes from grocery anchored retail, 25% from office. they have solid development capabilty which will allow for growth in a market with many $'s chasing properties. Frank Saul owns a large piece - around 35%.
the fundamentals of the portfolio have really improved over the last few years.
