To be honest, I am feeling so overwhelmed by all this. I've been thinking and analyzing and scrimping and saving and looking for a perm job (contracting now), working during the day and a home business at night, I am burned out every which way and just not able to get ahead. I don't know what to do.

Mew, big hugs to you and your DH. Living in a fixer-upper is stressful enough without all the other stresses the two of you are facing.

I too had a fixer-upper that DH inherited when he married me. He hated the house with a passion, and when we decided I would become a SAHM when eldest was born, we decided to make the big move. We put a last effort push into the house and got it into a marketable state. DH got a job with a major corporation in the Virgin Islands where we were given corporate housing, able to live rent and mortgage free for the 8 years we were willing to stand it. (Island living seems much more attractive on vacation than for real life.) It allowed us to sock away large amounts of savings, even though certain expenses were higher. Not withstanding the fact that we took a minor loss on the sale of the house and were not compensated for one minute of the hundreds of hours of sweat equity we put into the house, our debt was soon eliminated and savings became fat.

I don't know what you do, I don't know what opportunities exist for you outside of the box, and am simply relating to you what our experience was. In reality, we would have come out pretty even had we just sat tight and enjoyed the rising housing market, but I was not clairvoyant. None the less, I suspect the market will not be nearly as robust going forward.

Consider looking for jobs overseas where the tax impact and perks can be very beneficial.
