Hi all - I've been mostly lurking the past few months, but now I need some help please!

The three family we live in (renting the nicest unit) unexpectedly went on the market (we don't want it) so rather than move twice, we hope to buy sooner by a few months than we had intended. If anyone buys it as an owner occupied, we will be given 30 days to move out.

So, Hubby and I are starting our home search in earnest, and to that end, we have contacted lenders (Dave here on the Fool) to get mortgage rate info. When I mean starting, I really mean it; we haven't called any realtors, just called for pre-approval on Thursday, etc.

Over the weekend, I spent some time on a FSBO real estate website local to our area (don't know if it's ok to mention the URL) and found 4 houses that we'd be interested in viewing. The one we are most excited about was only listed a few days ago, and appears very close to our ideal. It's also in (slightly below, actually) our price range.

I didn't intend to go about this without a RE Agent, but this house seems to have fallen into our path with no agent involved. Now, assuming we like it, how realistic is it for us to go ahead with just a RE attorney, and not an agent? Any advice pro or con?

Also, what questions should we ask about the house while there to view it??
