We decided to go ahead and do the engineered wood floors (Bruce hardwood) on the 2nd floor & stairs as the carpet was just getting too nasty. It made the whole 2nd floor look that much larger and nicer. As a bonus, it came in about 2/3 of what we guessed so that money can be rolled into other work.

I'll continue landscaping when the heat backs off and the kitchen will be our next big project.

Since my OP, there's been even *more* growth announced in our area (NW Austin) and a lot of that will be less than three miles from our home. Cities, counties, and the state are all planning major road expansions in anticipation of both committed and planned growth.
