Who or what has a market advantage for transforming office spaces into residential spaces? The nut to crack is in creating a many many smaller bathrooms as well as kitchens with their specialized plumbing and venting needs on each floor, and that mostly means raising the level of floors to hold pipes and making more clever use of dropped ceilings to hold vents....

BUT, with a little itty bitty change (SMIRK) in cultural mores “Japanese style” small cubicle “Hotels” could provide a stunningly successful model for very dense housing with zip private kitchens but lots of colocaated cafes, sandwich shops, and even restaurant bars hither and tither, and with luxurious shared bathrooms down semi-private halls for far less cost than is currently allowed for housing even the near destitute.
