Absolutely. CTRE is maintaining low debt/EBITDA and issuing equity to keep that ratio low. Also, they are slowly increasing the deal sizes. My point was, given their debt/EBITDA ratio's and debt:ev values, they will be able to continue to grow and still they are doing deals with initial yield closer to 9%, given their funding capital the deals become FFO accretive. I will revisit if the valuation crosses 20x FFO.
